What a Saco-Biddeford turnover clean covers

Jobs on both sides of the Saco River run from century-old mill floors to new warehouse slabs. Scope can include:

Clearing debris from cleaning areas, then sweeping with compound

HEPA vacuuming of floors, vents, sills, window tracks, and corners

High-level dusting of roof trusses, joists, beams, ductwork, racking tops, and high-bay lights

Damp microfiber on walls, doors, frames, and baseboards

Cabinets and casework inside and out, from apartment kitchens to clinic and office millwork

Glass and storefronts cleared of labels, film, overspray, and adhesive

Auto-scrubbing sealed concrete, tile, and LVP, including wide warehouse slabs and dock areas

Pressure washing entries, walkways, and loading areas when the turnover calls for it

Industrial and warehouse buildings follow a strict top-down sequence: high-level dusting first, floors last. Window cleaning, pressure washing, and debris removal are offered only as part of a full post-construction cleaning job.

Rough clean, final clean, touch-ups: how each phase works

1. Rough clean. As heavy trade work winds down, we clear debris and bulk dust so finish trades and equipment installers have a clean space.

2. Final clean. The detail pass, top to bottom and dry before wet, so dust is captured instead of smeared across new finishes.

3. Touch-ups. A short return after the punch list closes, right before the owner walkthrough, inspection, or move-in.

Larger buildings can take several visits per phase. On a 55,500 sq ft apartment building in New Hampshire, our crew made five visits over 14 days, timed around the painters' and electricians' punch lists.

Getting your Saco-Biddeford site ready

Our proposals assume the site is ready before the crew starts:

The building, floor, or suite is about 95% complete

Floors have been broom-swept

Pallets, leftover materials, lifts, and tools are out of the work areas

Power, water, and lighting are on where we'll be cleaning

If trades re-soil an area we've already finished, the re-clean is billed hourly.

Saco-Biddeford buildings we're set up to clean

Warehouses, distribution, and manufacturing. Industrial parks off I-95 in both cities and the Portland Road (Route 1) corridor in Saco are home to warehouse, distribution, and manufacturing buildings. Projects like the Pack Edge headquarters and warehouse at 955 Portland Road in Saco, which opened in late 2024, are reshaping the area. These jobs call for high-level dusting, dock cleanup, and wide-path floor machines. For operating buildings, see industrial and warehouse cleaning.

Biddeford's riverfront mill district. Projects like The Levee on Upper Falls Road, where the new Lofts North building welcomed its first residents in 2026, and Pearl Point, where the 85-unit Orren condominium building is under way, are reshaping the area. Old brick and timber keep shedding dust, so dry work comes first.

New housing. Projects like Adams Point, the 39-unit building on Adams Street completed in spring 2026, and Thatcher Brook Apartments, a 40-unit community going up on Barra Road, are reshaping the area. We clean unit by unit as floors finish.

Healthcare and commercial fit-outs. Projects like Sweetser's new youth psychiatric treatment facility in Saco are reshaping the area. Patient rooms, clinic suites, and offices need a dust-free turnover before equipment arrives.

Do you take post-construction cleaning jobs in both Saco and Biddeford?

Yes. We take warehouse, manufacturing, multifamily, condo, mill-district, clinic, and retail turnovers in both cities and the surrounding towns.

Do you clean new warehouses and manufacturing plants?

Yes. New warehouse, distribution, and manufacturing buildings suit our wide-path sweepers, ride-on scrubbers, and high-level dusting. We also do one-time industrial cleans before equipment goes in or before a plant starts up.

Can you handle high-level dusting in a high-bay warehouse?

Yes. We dust trusses, joists, beams, ductwork, high-bay lights, and racking tops top-down before floor work, so nothing settles on finished surfaces. Our crew is MEWP (aerial lift) certified for work above ladder height.

Can you work in Biddeford's converted mill buildings?

Yes. Old brick, timber, and plank floors keep shedding dust after renovation, so we dry-dust and HEPA-vacuum before any wet cleaning. Where access or staging is tight, we plan visit times with your superintendent.

Do you take residential jobs or glass-only work?

No. We work only on commercial and industrial projects for general contractors, developers, and facility managers. Glass cleaning, pressure washing, and debris removal are offered only within a post-construction clean.

When should we schedule the final clean?

When the area is about 95% complete, broom-swept, and cleared of materials. Booking early lets us line up the rough clean with your last trades. Re-cleans after trades re-soil an area are billed hourly.
