Three phases, scheduled around your trades

Phasing matters most on big sites where some buildings are finishing while others are still being framed.

Rough clean: We clear debris and bulk dust so the trades can finish their punch lists.

Final clean: The complete detail pass, high to low and dry to wet, across every room and floor.

Touch-ups: A short return visit after the punch list closes, just before inspection or move-in.

We can split the phases into separate visits by building, floor, or block of units. On a multifamily project in New Hampshire, we spread three phases across five visits in 14 days.

Site readiness checklist

Our proposals assume a ready site. Before the crew starts in Scarborough, please confirm:

The building or phase we're cleaning is about 95% complete

The space has been broom-swept

Stored materials, pallets, and tools are out of the way

You've shared the remaining trade schedule so cleaned areas don't get dirty again

You've listed the finish types (quartz, stainless, LVP, tile) so we bring the right products

If trades go back into finished areas and we have to re-clean them, that work is billed hourly.

Scarborough project types

The Downs. The former Scarborough Downs racetrack is being redeveloped into a large mixed-use community with a planned town center, retail, offices, and housing. Our phased scheduling suits multi-building work like this.

Haigis Parkway. Near Exit 42 of the Maine Turnpike, the town’s Haigis Parkway district is zoned for office parks, hotels, small-scale retail, and multifamily housing as part of mixed-use development.

Route 1 and Payne Road. These corridors are lined with retail centers and flex warehouse space, and tenant fit-outs and renovations there need a fast, clean turnover. For operating warehouses, see our industrial and warehouse cleaning.

Multifamily housing. Apartment, condo, and townhouse buildings make up a big share of Scarborough’s growth. We clean unit by unit and do a walkthrough before handover so move-ins stay on schedule.

Do you take post-construction cleaning jobs at The Downs?

Yes. We take commercial and multifamily post-construction work throughout Scarborough, including The Downs. We can clean one building or phase while construction continues on the next.

Can you clean a multi-building development in phases?

Yes. We schedule visits by building, floor, or group of units. On a 55,500 sq ft multifamily building in New Hampshire, we finished three phases across five visits in 14 days.

What kinds of buildings do you clean along Haigis Parkway and Route 1?

We clean office buildings, retail and showroom space, mixed-use and multifamily buildings, and flex or warehouse space. We only do commercial and industrial work. We don't clean private homes.

How do you protect new finishes in apartments and condos?

We work dry to wet. First we dust and HEPA-vacuum, then we damp-wipe with plush microfiber and manufacturer-approved release agents. That keeps drywall dust from scratching or hazing quartz, stainless, LVP, or tile.

What do you need from the general contractor before starting?

A site that's about 95% complete and broom-swept, with materials and tools cleared out. The remaining trade schedule and a finish list help us plan visits and products.

Do you also serve Saco, Biddeford, and Old Orchard Beach?

Yes. We take commercial post-construction projects across southern Maine, including Saco, Biddeford, and Old Orchard Beach, as well as in New Hampshire and Massachusetts. Call (207) 358-9252 to talk through your project.
